Landlords, does your lettings agent meet your expectations?

Are you getting good value for money from your agent? If you are a Lancaster-based landlord or you are considering investing in property in the Lancaster student market then it’s a great investment with really decent long-term returns as long as it’s managed properly. Renting to International Students – advice for Landlords

Don’t let renting to international students be a worry! Escape Campus have years of working with International Students who can make fantastic tenants. However, it’s sometimes hard for them to find UK-based guarantors, so we work with students to make sure that they understand what they’ll need to bring in order to rent a house from a Lancaster based landlord. Usually, students have to provide a UK based guarantor in order to rent a house so that if they drop out of their tenancy, landlords won’t miss out on rent. It is understandably difficult for most international students to find UK based guarantors so we can advise you on several alternatives, for example by taking larger deposits or arranging a different rent payment structure from international students, securing your income whilst keeping this large part of the student market open to you. If you are an international student and you’d like to live in town rather than on campus for a year then Escape Campus can help you. We have years of working with international students and we know that it can be hard to find a landlord who will be willing to rent to international students. You will need to know the following information before you can rent a house in Lancaster. From 1st February 2016 all landlords have a legal obligation to check the immigration status of their tenants so if you are an international student we will need to see evidence of your right to reside in the UK, which you can usually get from Student Services on campus. We will need to see original copies of whatever documentation you have. Students renting our houses usually need to have a UK-based guarantor who will have to guarantee to pay rent should they drop out of their contract. Do you understand what your responsibilities are as a landlord?

Whether you choose to use a lettings agency like ours or not, you need to be aware of what your statutory duties are when it comes to letting out your house to students. First on the list is the fact that if you have more than five tenants then your house will count as an HMO (House in Multiple Occupation). Most of the houses that Escape Campus rents out are HMOs. This means that you, alongside regular repair, are responsible for ensuring that safety is maintained in the following areas: Water supply and drainage – the water supply and drainage at the property must not be unreasonably interrupted and all water facilities must be kept clean and in good repair Waste Disposal – it is the landlord’s responsibility to ensure that there are enough bins so that there is adequate provision for the disposal of waste at the property. General living accommodation – if the landlord supplies furniture, fixtures or fittings then they must be kept in good repair. Communal area maintenance – any shared areas of the property such as stairways, hallways and entrance ways must be kept in good repair by the landlord. Fire and general safety – […]

Letting your house to students – how do you find good tenants?

It’s fairly easy to set up as a student landlord but Lancaster is a competitive student market. As such, one of the biggest challenges will come each year when you need to find a group of students to rent to, and you need to get them to sign on the dotted line (along with their guarantors) so that you know that the rent is covered for the next year. There are various ways that you can rent out your house but if you’re short of time or not sure where to start, then using a student lettings service is easy as it takes away most of the work from you.
