Letting your house to students – how do you find good tenants?

It’s fairly easy to set up as a student landlord but Lancaster is a competitive student market. As such, one of the biggest challenges will come each year when you need to find a group of students to rent to, and you need to get them to sign on the dotted line (along with their guarantors) so that you know that the rent is covered for the next year.

There are various ways that you can rent out your house but if you’re short of time or not sure where to start, then using a student lettings service is easy as it takes away most of the work from you.

At Escape Campus we work really hard to make sure that all of our houses are let on time, and we arrange all of the contracts and make sure that all students either have guarantors or that they have paid their rent in advance. We have many years’ experience working with student lettings and over time we have learned the little things that make all the difference. Sometimes, wear and tear occurs in a house no matter how good your students are, so we add in little touches to our own houses and we recommend that our landlords do the same. For example, in the houses that we own we do the following:

  • We provide mattress protectors on all beds
  • We put oven liners into ovens at the start of every tenancy
  • We provide a chopping board
  • We provide a trivet for hot pans
  • We put at least two notice boards up in every room

These things mean that the common wear-and-tear things that happen to a house over a year can generally be minimised which protects the investment of landlords and also makes students happy too. As an Escape Campus Landlord you can either ask us to provide these items or you can do it yourself.

We tailor our services to fit your needs so we can either take over and completely manage both the lettings process but also the maintenance and ongoing property management for you, or we can just let out and arrange contracts and leave you to do the rest.
