Do you understand what your responsibilities are as a landlord?

Whether you choose to use a lettings agency like ours or not, you need to be aware of what your statutory duties are when it comes to letting out your house to students. First on the list is the fact that if you have more than five tenants then your house will count as an HMO (House in Multiple Occupation). Most of the houses that Escape Campus rents out are HMOs.

This means that you, alongside regular repair, are responsible for ensuring that safety is maintained in the following areas:

Water supply and drainage – the water supply and drainage at the property must not be unreasonably interrupted and all water facilities must be kept clean and in good repair

Waste Disposal – it is the landlord’s responsibility to ensure that there are enough bins so that there is adequate provision for the disposal of waste at the property.

General living accommodation – if the landlord supplies furniture, fixtures or fittings then they must be kept in good repair.

Communal area maintenance – any shared areas of the property such as stairways, hallways and entrance ways must be kept in good repair by the landlord.

Fire and general safety – the landlord must ensure that not only are there safe escape routes, fire doors and fire signage at the property but smoke and heat detectors must be supplied and working and in some cases, fire extinguishers should be provided.

You will need to apply to Lancaster City Council for an HMO license in order to let a property to five or more students. Things such as kettles, toasters, microwaves and dishwashers will make all the difference to undergraduates who are only going to be in residence for a year, and appliances such as washing machines and tumble dryers and a good internet connection will allow you to rent out your house quickly and to charge a premium rent for the property.
